Pearl River County has continued their side development efforts with the Pearl River County Technology Park, a 30-acre site located along Runway Road across from the Picayune Municipal Airport.

Pearl River County Technology Park prior to Phase 1 Site Development and Clearing

In January 2025, Pearl River County received nine bids for the first phase of the site development and clearing project. John C. Lee Enterprises Limited, LLC, was the bid recipient for the project with a bid that was 35.53% below the engineering estimate for the project. Prior to the first phase of development, the site was considered heavily wooded with significant vegetation.

The Master Plan, as seen in Figure 2, depicts the technology park site with ten 10,000 square foot buildings (shown in darker grey), each of which could be expanded to 20,000 square feet if needed for the entity.
The Pearl River County Technology Park concept has been in development since the 1990’s with former development groups, primarily Partners for Pearl River County, championing the effort to bring technology-related businesses to the City of Picayune. In 2021, Pearl River County partnered with Partners for Pearl River County and Southern Mississippi Planning and Development District to transfer ownership of the technology park site to Pearl River County. Since then, Pearl River County has worked with the State of Mississippi, local legislators, the Mississippi Development Authority, the City of Picayune and other economic development partners and allies to create a development plan for the technology park to create an environment suitable for advanced technology and aerospace-related entities.

The first phase at the technology park shows how important site development efforts are to ensuring we have a suitable site to recruit a new industry or business to,“ stated Malcolm Perry, President of the Pearl River County Board of Supervisors.
Following the completion of the first phase of site development, Pearl River County will move deeper into the construction phase of the technology park with two bidding opportunities. The first of which is the “Pearl River County Tech Park Buildings ‘A’ & ‘B’” that encompasses the construction of the first two buildings at the site with bid responses due Tuesday, June 17, 2025, at 10:00 AM.

Additionally, Pearl River County is accepting bids for the “Pearl River Couty Technology Park – Phase 1 Utilities” that has a deadline of Tuesday, June 17, 2025, at 10:30 AM for interested bidders. Both construction projects and their related details may be found on Dungan Engineering’s website, www.dunganengbids.com.
